Loan Officer Requirements

Follow these steps to apply for assistance and ensure a smooth path to your new home.
1. Review the DPA Program Requirements 

If you believe the buyer qualifies, then move on to step 2. 

2. Complete and send the following documents (in Excel or PDF format) for review:

    ● Completed Homebuyer Information Form (attachment) 

    ● Household Income Verification  

       ➔ 2 most recent pay stubs  

       ➔ 1008, 1003 forms 1099 forms  

       ➔ Verification of Employment form  

       ➔ 2023 and 2024 Tax Returns, Personal and Business etc. 

   ● Proof of Monthly Debt Obligations  

      ➔ First lender’s mortgage application 

      ➔ Credit report 

   ● Household Attestation Form (in lieu of tax return) 

3. Unacceptable documents 

   ● Screenshots of documents, pictures of documents, unclear or uneven  document scans. 

4. United Housing Resources will review and submit documents to Commerce for  final approval.
If any additional documentation is required, we will reach out via  email. 
5. If the buyer is denied, we will provide reasons for denial.

    If the buyer is approved, then move on to step 6. 

6. United Housing Resources will provide a certificate of approval. 

   Here are the documents we need to continue the process: 

   ● A Copy of Homebuyer's Education Certificate(s) 

   ● Property Information (Address and County) 

   ● Purchase and Sales Agreement (Price must match the settlement statement  and be signed by the homebuyer.) 

   ● Building and any other Inspection Reports

   ● Buyer's Final Closing Statement 

   ● Appraisal (Must match or exceed purchase price.) 

   ● First Lender Mortgage Application (The application that was approved and  being used for the 1st lender.) 

   ● Both Lender and Owner's Title Insurance 

   ● Evidence of Fire, Hazard, and Liability Insurance 

   ● Preliminary Title Report 

   ● Preliminary Settlement (Must show DPA funds as it's own line item and whom  the funds are coming from.) 

   ● Any other documentation related to the transaction 

   ● Please note, all documents should be submitted at least 10 days before closing.
